True North Commercial Real Estate Investment Trust Adds Urban Asset with Government Tenant with a 7.5 Year Lease Term

TORONTO, Dec. 6, 2016 /CNW/ - True North Commercial Real Estate Investment Trust (the "REIT") (TSX: TNT.UN) is pleased to announce it has closed the previously-announced acquisition of an office complex comprising one four-storey and one three-storey office building located at 4500-4520 16thAvenue NW, Calgary, Alberta (the "Government Property").
The Government Property is an office building with approximately 77,600 rentable square feet that has excellent exposure to 16th Avenue, which is a major thoroughfare and is part of the Trans-Canada Highway. With an average lease term of 7.5 years remaining, the building is 100% occupied with 91.1% leased to Alberta Health Services, a government of Alberta agency. The $24.5 million purchase price for the Government Property was satisfied from the REIT's August public unit offering and mortgage financing of approximately $14.6 million, with an annual interest rate of 3.5% for a 5 year term.
